GROUND FLOOR: Mallards Way is an uber modern 4-bed home that has everything you need for contemporary living. The modernist cube design of this property provides the perfect haven of comfort, tranquillity, and sophistication. With a stylishly designed open plan layout, you'll find a living space centred around a Scandinavian wood burner for those cosy winter evenings! A modern, well-equipped, and appointed kitchen with adjacent breakfast bar, and a dining area with seating for 8. The floor to ceiling doors span the entire width of the lodge and frame the picturesque Minety Lake views. Leading directly out onto the ground floor terrace and garden area, this extension creates a wonderful sense of outdoor living in style - perfect for entertaining guests or just relaxing in the warm summer sun. A private pontoon at the end of the garden offers direct lake access from which to launch those paddleboards and kayaks before exploring Minety Lake and the wider estate. A double bedroom on the ground floor - with wardrobes and use of an adjacent and accessible shower room - offers something to families and friends with the need to have a ‘same floor living’ arrangement for those with mobility issues.
FIRST FLOOR: The remaining 3 bedrooms are all on the first floor of the property. Bedroom 2 is a twin room with 2 full size single beds (as standard), or on request can be zipped together to create a super king bed. The room has integrated wardrobes and a lovely balcony from which to sit out and enjoy the tranquillity of the early mornings or the peaceful summer evenings overlooking the still Minety Lake. Bedroom 3 has a king size bed and integrated wardrobes and a further balcony. Both bedrooms have large floor to ceiling windows through which to watch the world go by from bed, and have use of the adjacent family bathroom with bathtub and shower. The final bedroom is also a king room with integrated wardrobes and further picture frame floor to ceiling window and sliding door out onto first floor balcony overlooking Minety Lake. An ensuite shower room completes this room.
SECOND FLOOR: An amazing horizontal and full-length glass roof door opens at the press of a button... Up the stairs you go before stepping out onto the stunning ‘skydeck’ that offers 360-degree panoramic views over Minety Lake, the surrounding village, and including the site of special scientific interest (SSSI), Swillbrook Lake. With additional outdoor sofas and alfresco dining space, this really is the most spectacular feature of the entire home… due, in part, to the private (and almost secret…) hot tub that sits proudly upon the roof terrace – just WOW.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: The property comes with dedicated off road parking with a private driveway for up to 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times. SPECIFICATIONS: may change from the items listed here. Please check prior to booking if you require any further clarification or confirmation of important items. IMPORTANT NOTICE REGARDING BUILDING WORKS: Mallards Way is fully completed and ready for your arrival, as are the adjacent properties. However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate – Minety Lake. However, building work is still ongoing some distance away from the property. Please be aware that construction workers and machinery will likely be present between 07:30 – 18:00, Monday to Friday, and occasionally 08:00 – 13:00, Saturdays.
