This ultra-modern detached home sits on the banks of the SSSI protected Swillbrook Lake. Panoramic views of the nature reserve from the full-length roof terrace offers all day sunshine!

One of our most popular 5-bed hot tub properties, the home is built on a double plot to allow maximum privacy and large private garden space - it even has private gated access to the nature reserve!

GROUND FLOOR: The large and sheltered porch has ample space for storing bikes and provides an area for guests to kick off wellies comfortably before entering the beautiful property. Built in late 2018, the home has a long and welcoming entrance hallway down towards the hub of the house. The ground floor has one of the property’s five bedrooms and offers a day bed that is used as a casual sofa, but can convert into a full size double bed to sleep 2. The room is primarily used as an additional entertaining space with a large smart TV and games console, board games and lots and lots of DVDs. Snuggling up on bean bags, the room is perfect for the younger children and teenagers to retreat to safely, whilst the adults remain in the main living area of the home. A beautifully well-equipped kitchen - and well-appointed to dining and lounge - allowing chef the opportunity to converse and be involved with the group. Stunning granite worktops envelope the porcelain Belfast sink, with a full-length window on one end allowing natural light to flood the space. In fact, the entirety of the lounge and dining area is bathed in natural light due to two sides of the ground floor having floor to ceiling glazing, with sliding doors opening on to the decking area at the end, affording guests the space to sit and relax in the comfortable outdoor sofa and chairs. The wrap around terrace also has a large hot tub which is set back and private, allowing guests to come and go freely between indoors and out - extending the ground floor entertainment space.
The indoor dining area has a large table with chairs set for 10-11 guests, and the lounge has two large sofas, an armchair and a huge smart TV dominating the modern space. The whole area is wrapped around the stunning contemporary Scandinavian wood burner - a real centre piece (logs can be ordered)! The ground floor also has a useful utility room and downstairs WC - offering both a washing machine and a standalone tumble dryer, something that is quite unique amongst rental properties.

The enviable private garden - only one of a few properties on Lower Mill to benefit from this additional space - is wire fenced at its stream boundary and affords enough space for games and entertaining on the grass at both the back and down the side of the home. As the property and its gardens mature over the years, the space becomes increasingly secluded and hidden.

FIRST FLOOR: The first floor has four of Natures Retreat’s five bedrooms. The large family bathroom - with shower above - serves both the twin room and triple bunk bedroom. The twin room has two full size single beds and a large integrated wardrobe. The triple bunk room has a full-size double bed, with a single bed above in a bunkbed configuration. The room has large built-in wardrobes and is big enough for the additional Z bed, enabling a family of four to comfortable sleep in this flexible space. Children’s books are also offered.

At the front of the house - and with its own private balcony with bistro set - is the first of the two ensuite double bedrooms. With a double bed and large integrated wardrobes, the room also has a wall mounted smart TV and cosy armchair. The bed faces the full-length floor to ceiling panoramic glazed balcony doors that provide access to the private balcony for occupants to sit and enjoy a cup of coffee in the morning sunshine. A modern contemporary ensuite with walk in shower and a high-level of finish completes the room.

The master bedroom at the back of the property, overlooking the garden and nature reserve, is a large space with a further walk-in shower ensuite and another example of the high-quality finish the bathrooms offer throughout. The room comes with a wall mounted Smart TV, comfortable armchair, integrated double wardrobes, and a king-size bed - with views across to Swillbrook Lake and the nature reserve. The property has been sensitively angled and positioned within its larger plot, affording guests more privacy than most. This becomes most apparent in the master bedroom, as even with the panoramic floor to ceiling glazed balcony doors, occupants feel a comfort and reassurance that it is their own secluded space. The balcony doors open fully and has a bistro set for two, allowing guests the perfect ‘retreat’ away from everything - bliss.

SECOND FLOOR: The modernist cube design of Natures Retreat is further enhanced by the addition of a spectacular large full length roof terrace accessed by an electric glass roof door, providing amazing elevated panoramic views across Swillbrook Lake, the SSSI nature reserve and village of Howells Mere and Howells Mere Lake beyond. With the addition of an Astro turf ‘garden’ space to capture the sun’s rays all day long, there is an alfresco dining option available on this terrace. The terrace is another real highlight of this fantastic home, and an enviable addition amongst others on the Estate – this 'Skydeck' is a must see and quite literally the best place to view both the sun rising and sun setting! Comfortable outside sofas and loungers give guests a further secluded area from which is relax and retreat.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 3 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: The property comes with dedicated off road parking with a private driveway for 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times. SPECIFICATIONS: may change from the items listed here.
