Let us introduce Paddlebrook, a 5-bed detached ‘sunhouse’ with spectacular uninterrupted views over Swillbrook Lake. This beautiful home is one of few south-facing, oak-clad houses within Lower Mill Estate. The house has a large deck overlooking Swillbrook Lake, and two further substantial sized balconies on the first floor with further views over the charming Howells Mere Lake.


This contemporary home provides a true sense of place and immediate relaxation. Its clever design allows the natural light to beam through the property, projecting stunning views from every vantage point throughout the day and long into the evening.

GROUND FLOOR: The ground floor of the property is home to a welcoming entrance area, a large, family bathroom and 3 of the 5 bedrooms. The first bedroom at the front of the house features two twin beds and a double wardrobe as well as an abundance of under bed storage. Towards the back of the house, you will find 2 double bedrooms, one in a botanical yet modern style with a king size bed, double wardrobe, chest of drawers and ensuite bathroom. The other, with a feature metal framed king size bed, double wardrobe and dressing table. Both bedrooms lead out onto the large outdoor deck and have lake views which catch the morning sun.

FIRST FLOOR: On the first floor, the open plan lounge and kitchen/dining area is the hub of the house thanks to the vaulted ceiling and triple height windows which frame the picturesque views. A large L-shaped sofa, two contemporary rocking chairs and a wood burner allow for comfortable and stylish living, alongside a smart TV, iPhone compatible speaker and super-fast broadband. The open-plan kitchen, breakfast bar and dining area are fully equipped for 10 guests, with finishing touches such as a popcorn maker and fondue set making it the perfect entertainment space for families and/or friends. Additionally, there is the 4th bedroom which, with its charming bee hive décor, has bunk beds and an array of games and books for any little ones. On this floor, you will also find an outdoor dining area on the front facing balcony with giant bean bags to lounge on, as well as a rear facing balcony with a two-seater coffee area and a swinging egg chair, perfect for a sunrise coffee.

It is from this balcony that a spiral staircase will lead you to the decking below. This spacious terrace is the real highlight of the property as it is right on the water (with a safety glass surround), and is the perfect sun trap from which to watch the resident wildlife. The deck has dining space for 10, a parasol, two sun-loungers and an L-shaped rattan sofa.

SECOND FLOOR: Finally, at the top of the house, you will find the stunning master suite in a neutral Scandi style, comprising of a king size bed, separate dressing area with dressing table and double wardrobe as well as an ensuite shower room and cosy reading nook.

PETS: Paddlebrook is a dog friendly house and welcomes guests with up to 2 small/medium sized dogs by prior arrangement. Dog blankets, food bowl & leads are available to borrow.

The owner of Paddlebrook would also like to highlight that they provide 3 standard size floor fans for guests.

SORRY NO HEN/STAG GROUPS. By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests. STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 5 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: The owner of Paddlebrook supplies a charcoal (not provided) BBQ for guests. N.B. the BBQ needs to be left as you found it upon arrival and a £ 50.00 charge will be applied if used and not cleaned prior to departure. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children.
