Paddlebrook is one of very few fully oak clad sun-houses on the estate. It enjoys some of the best panoramic views of untouched Swillbrook Lake and is within touching distance of the extensive, adjacent nature reserve. Swillbrook has been designated SSSI status which means it is an area of special site of scientific interest. So you can enjoy the privacy and intimacy of a family home from home whilst taking full advantage of both its beautiful setting as well as all the facilities that Lower Mill has to offer.

This contemporary upside down home provides a true sense of place and relaxation. Its clever design allows the natural light to beam through the property, projecting stunning views from every vantage point throughout the day and long into the evening.

GROUND FLOOR: A large covered porch leads to the ground floor of the property with its welcoming entrance area, a large family bathroom (which houses the utility cupboard with washing machine) and three bedrooms. The first bedroom, at the front of the house, features twin beds with a double wardrobe decorated in a calming palette. Under one of the beds you will find a secret stash of outdoor deck games for your entertainment and fun. Towards the rear of the house two further bedrooms can be found. One in a botanical yet modern style with a king size boucle bed, double wardrobe, chest of drawers and ensuite bathroom. The other, with a feature metal framed king size bed, double wardrobe and dressing table. Both bedrooms lead out onto the large outdoor deck and have water views which catch the morning sun – perfect for that first morning coffee!

FIRST FLOOR: On the first floor, the open plan lounge and kitchen/dining area is one of the highlights of the house thanks to the vaulted ceiling and triple height windows which frame the picturesque Swillbrook Lake views.

Lounge area; Two large sofas, 2 floor cushions and 2 contemporary rocking chairs and a Scandinavian style wood-burner allow for comfortable and stylish living throughout the changing seasons, alongside a smart TV, iPhone compatible speaker and super-fast broadband. The full-length sliding doors open to create an extension of the living room and run the breadth of the house.

Kitchen area; The open plan kitchen, breakfast bar and 10 seat dining area is fully equipped with ample crockery and glassware. The addition of three fridges allows for plenty of cold storage with a further double height pantry cupboard. Finishing touches include a popcorn maker and fondue set, making the perfect entertainment space for family and friends. A perfect space for celebration meals and relaxed holiday dining.

The first floor also has a separate cloakroom and houses the 4th bedroom, the latter has bunk beds and is decorated in a charming bee-hive theme. The room is brimming with children’s books and has a large basket of family board games perfect for entertaining the younger members of any group.

Also on this floor are two balconies, front and back. The front facing balcony contains a further dining area, with giant bean bags to lounge in and where you can soak up the early evening sun! The rear facing balcony has a two-seater bistro set and swing egg chair- a favourite spot from where you can also greet the wonderful dawn chorus and sunrise over Swillbrook and beyond. A spiral staircase leads you down from this floor to the floating rear decking area below. This delightfully secluded south facing space is right on the water (with a safety glass surround) and is a perfect sun trap from which to watch the resident wildlife. You can either soak up the sun, peace and quiet or alternatively enjoy a game of outside chess or one of the other games provided! This deck has dining space for 10, a parasol, two sun-loungers, a charcoal BBQ and an L-shaped rattan sofa. The swans, ducks and geese love to swim past and say hello and the resident kingfisher often does a fly past!

SECOND FLOOR: Finally, at the top of the house, you will find the stunning master suite in a neutral Scandi style, comprising of a king sized bed with seating where you can enjoy a quiet moment or two. A separate dressing area with 2 chest of drawers, double wardrobe, and a dressing table with a picture window at the highest vantage point of the house. A private ensuite shower room completes this enviable haven.

PETS: Paddlebrook is a dog friendly house and welcomes guests with up to 2 small/medium sized dogs by prior arrangement. Dog blankets, food bowl & leads are available to borrow.

The owner of Paddlebrook would also like to highlight that they provide 3 standard size floor fans for guests, rackets and balls for tennis as well as table tennis bats and balls.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 5 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: The owner of Paddlebrook supplies a charcoal (not provided) BBQ for guests. N.B. the BBQ needs to be left as you found it upon arrival and a £ 50.00 charge will be applied if used and not cleaned prior to departure. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children.
