'The Lookout' is a modern 'barn style' lodge which has been professionally designed by an interior design company with large living spaces & bedrooms - each with their own bathroom! With panoramic views from the 'lookout' TV den, enjoy the evening sunsets across the stunning & uninterrupted Swillbrook Nature Reserve - a site of special scientific interest (SSSI) - allowing nature & wildlife to thrive.


GROUND FLOOR: A large, beautiful lodge towers up before entering this spectacularly designed home. The porch leads into the hallway, which has an area to sit and remove sandals and pool bags. A large utility / boot room to the right also offers a separate side entrance from outside, allowing wellies and coats to be removed with peace of mind. The well-equipped and appointed kitchen flows to the large breakfast bar that is set in the centre of the large open plan ground floor. The huge atrium that hangs above the breakfast bar runs right to the very top of the house - with a stunning full-length side window that is 3 storeys high (this must be seen!) filling the entire home with natural light and creating different ambiences throughout the day as the sun rises and sets.

Full length and height glazed doors open fully to allow an extension of the home and out onto the large ground floor decking, that provides privacy and epic views of the nature reserve and beyond. Alfresco dining for all is accompanied by a beautiful outdoor corner sofa with cushions and swinging parasol.

FIRST FLOOR: The first floor has 3 of the lodge's 4 bedrooms. Both the first floor and second floor landings have a seating area next to a large feature window that looks out across the vast atrium space, filling the space with light and allowing for a cosy spot to read a book and escape from the world. The primary bedroom offers a super-king bed, integrated wardrobes and a large ensuite shower room (all the bathrooms have been finished to the highest of quality). The views from bed are just stunning, with fully glazed floor to ceiling panoramic views of Swillbrook Lake and beyond - a private balcony with bistro set for two is our favourite spot to slip away for a morning coffee. A king room with a further ensuite shower room, and a twin bedroom with two full size single beds complete the first floor, alongside an additional large family bathroom with bathtub and shower above. Both bedrooms have built in wardrobes providing lots of hanging space.

SECOND FLOOR: The second floor has a further twin bedroom with integrated wardrobes and an adjacent - but private - shower room. Saving the best until last, the room of all rooms - 'The Lookout'. A simply stunning relaxation snug with the most breath-taking, uninterrupted views of Swillbrook Lake and the SSSI nature reserve through the fully glazed wall of glass that frames the Cotswolds landscape perfectly - with views for miles and miles. Stunning!

Built in 2021, The Lookout has been raised above its neighbouring properties to allow for even more enviable views across the lake and nature reserve.

SORRY NO HEN/STAG GROUPS. By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests. STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 3 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: The property comes with dedicated off road parking with a private driveway for 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times. SPECIFICATIONS: may change from the items listed here. Please check prior to booking if you require any further clarification or confirmation of important items. IMPORTANT NOTICE REGARDING BUILDING WORKS: ‘The Lookout’ is fully completed and ready for your arrival. However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate – Minety Lake. Please view the latest photography and progress of proximity building works within the property’s gallery page. Please be aware that construction workers and machinery will likely be present between 07:30 – 18:00, Monday to Friday, and occasionally 08:00 – 13:00, Saturdays. To reflect any possible disruption, ‘The Lookout’ has been discounted, especially during our midweek date options from Monday – Friday (4N).
