SUNDOWNER: Situated in the village of Howells Mere, this professionally designed 3 x bedroom first floor apartment offers stunning views of Swillbrook Lake and Nature Reserve beyond. Sitting on the banks of a Site of Special Scientific Interest (SSSI), this results in the most glorious of uninterrupted views and spectacle of resident birds and wildlife – from families of swans, moorhens, coots, and otters, the lake also has a visiting family of osprey in a quiet corner. The large private balcony is covered and is a space to be utilised during any point of the day. This private and secure balustraded area is large enough to house both a separate outdoor dining space for 6 – 8 people, plus a comfy sofa and chairs to enjoy your morning breakfast or fresh coffee. However, it is late afternoon when the balcony really comes alive - providing the perfect spot from which to sit back and relax with family and friends, when finally, the sun drops below the horizon having given you the most stunning of sunset.
The property is reached by accessing the private coded apartment building. With space to kick off wellies and coats and to a spot to leave your bikes, it’s a lovely and sympathetic space. Being a first-floor apartment, please note that there is a staircase to ascend before you get to the front door.
BEDROOMS: Upon entering the apartment, you are greeted by a long entrance hallway with some lovely welcoming features that instantly allow you to relax and unwind. To the right is the first of the 3 bedrooms; the triple bunkbed room (double bed with full size single above). With a double integrated wardrobe, stylish design and a futon that can be made into an additional single bed for a child or small teenager, straight away you are offered a place for calm and peacefulness.
A further bunkbed with 2 full size single beds can be found in the next bedroom, adjacent to the family bathroom with bathtub and shower above. The master bedroom has a double bed, integrated double wardrobes, and a walk-in shower ensuite wrapped around great design and stylish handpicked artwork – a theme that is followed throughout the entire apartment.
LIVING: The lounge and living space are the hub of the property and is once again carefully and thoughtfully laid out. The large corner sofa, beanbags, and a further two armchairs, offer guests a space to converse and relax in each other’s company, whilst enjoying an environment that feels personally hand selected and loved with guests’ enjoyment at its centre. The well-equipped -and appointed - kitchen is part of the fully open plan living design, alongside a dining area for 7/8 people. Natural light pours through the glazed floor to ceiling balcony doors – opening these doors fully allow a continuation of the entertainment space and living area. Due to the apartment’s aspect and raised level, this further affords light to envelope the entire room depending on the time of day – from the bright midday sunlight to an amber hue as the sun begins to goes down.
PETS: Sundowner is a dog friendly apartment and welcomes guests with up to 2 small/medium sized dogs by prior arrangement.
N.B. due to bunk bed configuration the property is only suitable for up to a maximum of 5 x adults. A Z bed is also available for Bedroom 1 for the 8th person. This bed is not suitable for an adult – please let us know if you require this additional bed.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children.
