Introducing a wonderful 4 bedroom & pet friendly property; Summer Breeze is an enviable 'sun house' overlooking the beautiful Howells Mere Lake. The elevated 1st floor balcony provides the perfect spot from which to sit and take in the natural light that pours into the lodge. This beautiful home offers its guests a sense of calm and a place to relax throughout the day and into the evening.

GROUND FLOOR: The ground floor of the property is home to a welcoming entrance area, a family bathroom and 3 of the 4 bedrooms. The first bedroom at the front of the house features two twin beds. Opposite this bedroom is the spacious family bathroom, with both bathtub and shower. Due to the properties smart design, and the fact the other bedrooms each have access to private bathrooms, this means that there is a designated bathroom for each of the four bedrooms – making this property hugely popular amongst multigenerational families and friends.

At the back of the house and overlooking Howells Mere Lake you will find 2 modern style double bedrooms. Both of which each have a private shower ensuite. The larger, master bedroom (Bedroom 2), offers a king bed and double integrated wardrobes. This room also accommodates a flexible 'Z-bed' option, whilst Bedroom 3 offers a double bed and double wardrobes. Both bedrooms lead out onto the large outdoor terrace and enjoy stunning views of the beautiful Howells Mere Lake. Due to the property's aspect, it enjoys sunshine for much of the day and well into the evening. This spacious decking area is one of many highlights of the property as it is right on the water (with a safety glass surround) and the outside seating and dining table is the perfect relaxation spot from which to watch both the resident paddleboarders and kayakers, but also the resident wildlife. If you fancy getting your feet wet yourself then there is a launch next to the property for direct lake access.

FIRST FLOOR: The first floor offers an open plan lounge and kitchen/dining area and is the hub of the house thanks to its stunning vaulted ceiling and triple height windows which frame the picturesque views across Howells Mere. The well thought out and modern décor of the living space allows for comfortable and stylish living, alongside a smart TV and super-fast broadband throughout the home. The open-plan kitchen and dining area are fully equipped, making it the perfect entertainment space for families and/or friends. The balcony overlooking the lake to the rear of the property has a two-seater coffee area, perfect for a sunrise coffee from the provided Nespresso machine (standard pods). Additionally, the first floor provides a further shower room and utility options; including both washing machine and a separate tumble dryer.

SECOND FLOOR: The mezzanine provides a large open plan sleeping area with stunning elevated views over Howells Mere Lake and beyond. With a king-size bed and wardrobes, there is also ample floor space to accommodate the Z-bed on this level also - providing families with a degree of flexibility. The family shower room on the level below is a perfect accompaniment for this bedroom.
N.B. the mezzanine bedroom is open to the living area below. Screens are provided for privacy.

PETS: Summer Breeze is a dog friendly house and welcomes guests with up to 2 small/medium sized dogs by prior arrangement. N.B. Z bed is available for '9th guest' and can fit in both Bedroom 2 and Bedroom 4. This bed is not suitable for an adult – please let us know if you require this additional bed.

SORRY NO HEN/STAG GROUPS. By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests. STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 5 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. SPECIFICATIONS: may change from the items listed here. Please check prior to booking if you require any further clarification or confirmation of important items. PETS: we request that care is taken to prevent any additional damage caused from pets. For example, please wipe paws on entry to lodge. Please do not allow your dogs on any furniture/sofas and/or on beds.
