Oak Lodge is one of a few enviable south-facing 'sunhouses' on Howells Mere. The elevated 1st floor balcony provides the perfect spot from which to sit and take in the natural light that pours into this home. Due to its position the hot tub seemingly hangs you out over the lake!

GROUND FLOOR: The ground floor of the property is home to a welcoming entrance area, a family bathroom and 3 of the 4 bedrooms. The first bedroom at the front of the house features two twin beds. Opposite this bedroom is the spacious family bathroom, with both bathtub and shower. Due to the properties smart design, and the fact the other bedrooms each have access to private bathrooms, this means that there is a designated bathroom for each of the four bedrooms – making this property hugely popular amongst multigenerational families and friends.
At the back of the house you will find 2 double bedrooms, both in a modern style with king size beds, double wardrobes, and en-suites. The larger, master bedroom, offers a bath and shower, whilst the second double provides guests with a shower room. Both bedrooms lead out onto the large outdoor terrace and enjoy stunning views of the beautiful Howells Mere Lake. Due to the property’s south-facing aspect, it enjoys sunshine for much of the day and into the evening - an extremely desirable location. This spacious decking area is one of many highlights of the property as it is right on the water (with a safety glass surround) and is the perfect relaxation spot from which to watch both the resident paddleboarders and kayakers, and the resident wildlife. The deck has dining space for 6, a parasol, a large rattan sofa and the hot tub – a real treat!
FIRST FLOOR: On the first floor, the open plan lounge and kitchen/dining area is the hub of the house thanks to the vaulted ceiling and triple height windows which frame the picturesque views. The well thought out and modern décor of the lounge - with the centre piece Scandinavian wood effect gas fire - allows for comfortable and stylish living, alongside a curved smart TV, Amazon Alexa smart speaker and super-fast broadband. The open-plan kitchen and dining area are fully equipped, making it the perfect entertainment space for families and/or friends. The balcony overlooking the lake to the rear of the property has a two-seater coffee area and a swinging egg chair, perfect for a sunrise coffee from the provided Nespresso machine. Additionally, the first floor provides the fourth and final bedroom, which has a triple bunkbed with full size double bed and single above.
SECOND FLOOR: Finally, at the top of the house, you will find the mezzanine area that overlooks the expansive living and dining areas below. It is up here that you will find the children (of all ages!) playing on coffee table arcade machine – that includes classics such as Pacman and Space Invaders. You will also find a further shower room on this level that is perfect for the guests occupying the triple bunk bedroom below. Please note that the mezzanine area is open to the lounge below.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children.
