GROUND FLOOR: Walking through the front door you are greeted by a warm and welcoming entrance hallway. On the ground floor you will find 2 of the property’s 5 bedrooms; a large master bedroom with kingsize bed and walk in shower ensuite. The bedroom wraps around the side of the lodge and offers outlooks on 3 sides, with large integrated wardrobes. With direct access out onto the large ground floor decking area, the room offers beautiful morning views of Howells Mere Lake via the floor to ceiling glazed doors. The second bedroom has a triple bunkbed; with a full-size double bed and a single bed above to sleep 3, the room leads onto the ground floor terrace. A family shower room and utility room completes the ground floor interior.

Your very own private hot tub is the centrepiece on the ground floor decking, a space that is oversized and owing to its clever design hangs out and floats above the waterline. With glazed balustrades wrapping all decking and balcony areas, the cantilevered design suspends them away from the main structure, giving you the impression of almost sitting over the lake. The terrace is completed by large lounging sofas and alfresco dining table, ideal for morning coffees and family lunches whilst enjoying all things Howells Mere Lake has to offer.

FIRST FLOOR: The first floor of Mayfleet has a further family bathroom with a bathtub and 3 of the property’s 5 bedrooms. At the front of the house, you will find the twin bedroom with two single beds and a double wardrobe, and a further bedroom with kingsize bed – also with double wardrobe. The master bedroom on this floor offers stunning views of the lake, and with its very own private cantilevered and covered balcony area. An area that stretches the full width of the lodge, it is finished with a private bistro set for two – a perfect spot to watch both resident wildlife and paddleboarders on the lake below. The bedroom comprises a superking bed positioned to overlook the lake for breath taking morning views, double wardrobes, and a private ensuite shower room. With floor to ceiling glazing along the entirety of one side of the room, this room is the ideal spot to retire to.

SECOND FLOOR: It is on the second floor where the property really stands out and shows off. A clever use of space offers contemporary open plan living. A dining space for 10/11 guests and a well-appointed and equipped kitchen. Sit back and enjoy the views as you’re presented with one of the most enviable views on the entirety of Howells Mere Lake as the entire back of the property is completely glazed; the floor to ceiling balcony doors open up and create an extension to the entertainment area where the indoors and outdoors create one large hosting space. The large balcony with further outdoor dining space and lounging chairs is a real suntrap and has some impressive sunset views from the high vantage point. With elevated views that continue beyond Howells Mere Lake and into the nature reserve beyond, you’ll relish the time you spend out here. The lounge has a large Smart TV, comfortable sofas and a corner snug with a contemporary sofas and Scandinavian wood burner as its centre piece; allowing for comfortable and stylish living.

This lodge also comes with its own dedicated EV charger by the front door that is free to use for all of its guests.

PETS: Mayfleet is a dog friendly house and welcomes guests with up to 2 small/medium sized dogs by prior arrangement.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 5 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children.
