Let us introduce you to Llyn View – a grand, 5-bed property sitting on the banks of the private Swillbrook Lake & Nature Reserve, a site of special scientific interest (SSSI). Spend quality time with family & friends taking in the breath-taking sunsets, or relax on one of 6 outdoor decking & balcony spaces with some of the most beautiful, uninterrupted views around.


GROUND FLOOR: Entering the property from the vast and welcoming undercover porch, you are met by an inviting hallway with plenty of space for coats and boots. To the left you'll find the first of the lodge's 5 bedrooms - a warm and practical twin room, complete with two single beds and integrated wardrobes. There is also a triple bunk bedroom (double bed with single above) and a beautiful king bedroom on the ground floor, both with integrated wardrobes and panoramic floor to ceiling windows. Step out of these bedrooms onto a private decking area, equipped with a relaxing table and chairs, leading out to a lush and secluded garden - perfect for outdoor relaxation and enjoyment. The ground floor bedrooms are serviced by a wonderfully modern family shower room with a large walk-in shower.

FIRST FLOOR: There are 2 further bedrooms on the first floor of the home. Bedroom 4 is a king room with private access to its very own large balcony with bistro table and chairs - perfect for a morning coffee. It is complimented by a private ensuite with bathtub and shower above. For those looking for the ultimate in comfort, the large and impressive Master Suite provides the perfect haven. Offering a king-sized bed and ensuite shower room with a large walk-in shower. The private balcony overlooks with Swillbrook Nature Reserve and serves as a reminder that there is no better place to switch off and relax from the stresses of day-to-day life. With large floor to ceiling balcony doors, you can watch the native wildlife from bed, or indeed from the amazing roll top bathtub that sits in the bedroom with further views out over the lake and SSSI nature reserve - wow!

SECOND FLOOR: This expansive second floor offers a perfect mix of indoor and outdoor entertainment space, perfect for special occasions with family and friends. The free-flowing design between the kitchen, dining room and living room is ideal for hosting family and friends. The modern Scandanavian wood burner is the perfect focal point for the room, creating an inviting atmosphere for all who visit. Enjoy all the modern appliances in the well-appointed kitchen, and the two large balconies for even more outdoor entertaining space. This is an exceptional space that offers everything you need for an amazing get together. With floor to ceiling panoramic windows, natural light fills the entire space. Step outside to your private alfresco dining and seating area at one end, or alternatively, head out from the living area and relax in cosy chairs and loungers in the warming sunlight. With second to none and uninterrupted views across the Swillbrook Nature Reserve and beyond, this elevated viewing platform is the most idyllic and private spot! A super handy WC is also available on this level.

PETS: Llyn View is a dog friendly house and welcomes guests with up to 2 small/medium sized dogs by prior arrangement.

SORRY NO HEN/STAG GROUPS. By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests. STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times. SPECIFICATIONS: may change from the items listed here. Please check prior to booking if you require any further clarification or confirmation of important items.
