GROUND FLOOR: A huge free flowing ground floor dominates the living and entertainment space in Garden Villa. A well-equipped and appointed modern kitchen is complimented by the large dining space dominating the centre of the property, which is sitting at the bottom of the equalling impressive atrium that allows natural light to pour into the property creating a light and airy room. The atrium covers the full height of the home with full length glazing running from the dining space on the ground floor, all the way to the top of the second floor creating a cathedral like ambience. An American pool table is a real hit with all generations, and the living space provides a space to sit, relax and converse with friends and/or family, or unwind in front of the wall mounted Smart TV. A beautiful Scandinavian wood burner affords a cosy atmosphere. With one side of the ground floor fully glazed with floor to ceiling panoramic windows and doors, occupants can step directly out onto the large outside terrace, creating an extension to the already impressive entertaining space. Views over the lily pond water feature and private gardens can be seen from all open areas within the ground floor.

FIRST FLOOR: A large master suite with super-king bed and roll top bath that sits in the middle of the room provides a unique experience for its occupants. With private access to a large covered balcony with bistro sets, this bedroom is a fantastic space. A separate his & hers vanity area and shower complete the suite.
Bedroom 2 offers a king-bed with further private balcony access through the floor to ceiling patio doors, and the triple bunk bed in bedroom 3 (sleeping 3) are both served by the adjacent family bathroom with bathtub and shower.

SECOND FLOOR: The second floor at the very top of the villa wraps around the atrium space, providing an airy and light filled floor. Bedroom 4 is a twin room with two full size single beds (four poster style), whilst bedroom 5 has a further king-size bed and additional option of the single sofa bed for the 12th guest. Both bedrooms are served by a further family bathroom with bath and shower.

PETS: Garden Villa is a dog friendly house and welcomes guests with up to 2 small/medium sized dogs by prior arrangement.

SORRY NO HEN/STAG GROUPS. By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests. STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 90 seconds walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. The garden is open to the water so additional care must be taken at all times. SPECIFICATIONS: may change from the items listed here.
