GROUND FLOOR: Entering the porch and opening the front door, the ground floor of the property is home to a welcoming entrance area. To the right you have a good-sized cloakroom, WC and washing machine - and lots of additional storage space plus a place for coats and wellies. Walking left, you arrive at the dining area and brand-new fitted kitchen with all the usual appliances. Around the corner in the living area, you are drawn to the beautiful fireplace and wood burning stove, transporting you back to those initial thoughts of holidaying in the Cotswolds. From the lounge you have a set of French doors allowing access to the outside seating area, dining area, and garden overlooking the stream.
The large and sought-after garden area to the side of the property with surrounding hedgerow allows for privacy and relaxation. The decking wraps around two sides of the cottage and provides one area for outside dining and another for sitting back, chatting with a drink in hand until sunset – all whilst the children play in the garden that is filled with sunlight due to the cottage’s aspect. At the rear, the pet friendly Badgers Lodge sits on a stream and visiting ducks will come and say a neighbourly “hello” whilst you sip your coffee in the morning sunshine. Bird song bouncing through the day as you are enveloped in nature in this mature section of Lower Mill Estate and its nature reserve.
FIRST FLOOR: At the top of the stairs, a nice wide landing with high ceilings leading off to the 3 bedrooms. The first bedroom on the right features a triple bunkbed (sleeps 3 - double on bottom, single on top) and a double wardrobe. Opposite is a bedroom with a double bed – through the window you can view Mill Lake, which is one of the better exclusive fishing lakes on the Nature Reserve. Both are served by a brand-new family bathroom with bath and shower. At the back of the property, we have the master bedroom that comprises of a king-size bed and recently fitted ensuite shower room.
Badgers Lodge is one of only a few properties in Mill Village to include full rental membership to the onsite Lower Mill Spa for all guests. This allows you and your family and friends the option to access and use the indoor and outdoor swimming pools. The River Thames also flows through Mill Village as it meanders its journey through the beautiful local countryside to London. You are quite literally 10-15 yards to embark on walks along the famous Thames Path.
PETS: Badgers Lodge is a dog friendly house and welcomes guests with up to 2 small/medium sized dogs by prior arrangement.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 5 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times. SPECIFICATIONS: may change from the items listed here.
