Set back and nestled amongst the trees, the home is reached by a footbridge across a small waterway. The private garden area at the front of the property compliments the large, covered decking and welcoming porch. Boot racks and benches allows all to kick off wellies and outdoor shoes, before entering the hallway and expanse of beautiful oak flooring throughout the ground floor. Upon entering the large wrap around, open plan ground floor living space, guests are met with the most unbelievable view of Somerford Lagoon and nature reserve beyond - the Estate’s largest freshwater lake. The large and stylish kitchen has all the mod cons and is perfectly appointed with breakfast bar and stools for three. With an American style fridge/freezer, wine fridge, Nespresso Machine and warming drawer, this kitchen is a delight for any host. The property has dining space for 11, with a beautiful and large wooden table showcasing views of Somerford Lagoon. At the end of this space, is a bookcase and sofa offering a lovely snug for those wishing to relax and kick back with a book (lots provided!).

The property is cleverly centred around the living space, which is in turn is thoughtfully appointed around the Scandinavian wood burner. This inviting space has 3 large sofas and a couple of relaxing armchairs, all of which encourage family time and conversation. A large wall mounted Smart TV completes the space, but attention is almost always drawn to the extensive picture perfect views of the lagoon and nature reserve at the end of your private garden. Full floor to ceiling panoramic glazing frames this stunning view perfectly. Full sliding doors - including bifold from one section - you step out onto a beautiful decking area with a large green garden space that in turn creates the extension of the living area, creating one large flowing open plan entertainment space. With dining spread across two outdoor tables, there is plenty room for everyone in your group to spread out and relax. A small WC completes the ground floor.

Homes within the secluded and gated community of the 'Somerford Nines' each have a further shared space beyond their private garden, which is reached by a large footbridge that takes you to the banks of Somerford Lagoon. The land directly in front of your property is yours to let the kids run loose and for family games. Through a gap in the hedgerow, you can walk down to the waters edge, and it is from here that you are able to launch your watercraft of choice. Being the largest lake on the Estate, there is plenty of opportunity to explore on foot, but also by water. (please take care of wildlife and surrounding habitat, and pay extra care and attention to any little ones in your group as it is an open body of water. Please always be respectful of others and be sure to wear buoyancy aids at all times)

The first floor of Tawny House is where you will find 4 of the lodge’s 5 bedrooms. Bedroom 1 at the top of the stairs has a king bed and fitted wardrobes, plus views that stretch across Somerford Lagoon through the double floor to ceiling glazing. Step out onto your private balcony for the perfect spot for that morning coffee at your bistro table and chairs. Bedroom 2 is the first of two master bedrooms… with shower ensuite, wall mounted TV, double integrated wardrobes, and even a chaise longue at the foot of the bed. Once again, this room comes with a private - and covered - balcony with stunning views of the lagoon, affording time for some peace and quiet. Bedroom 3 is a twin room with two full size single beds, integrated wardrobes and a dressing table which can also be used as a dedicated workspace. Bedroom 4 comprises a double bed and wardrobes, yet you also have private access to the large balcony terrace that overhangs the porch and the entrance to the property below. This excellent additional space can also be reached via the shared balcony door off the landing, so the rest of the group can join you. As the terrace is large enough for a bistro set and 4 chairs, this enables the opportunity for some alfresco dining in the afternoon sun and long into the evening - it almost feels like a little secret! A family shower room compliments and serves 3 of the 4 bedrooms on the first floor.

A further level up and the second floor is home to the master suite. This entire floor is for the occupants of this beautifully appointed bedroom, with separate and private ensuite bathroom across the landing. A lounging sofa compliments the ample drawer and hanging space that flanks the king size bed in the middle of the room. This sofa also converts to a sofa bed which allows for an additional child or teenager. With extensive views across Somerford Lagoon and the nature reserve beyond, the additional elevation from this floor is striking and you can’t help but stop and watch the calm and tranquillity that stretches out in front of you - breathtaking! A Miele washer/dryer is in the utility cupboard off the bathroom.

Tawny House comes with superfast fibre WiFi and is a short walk to the Luxury Spa complex, of which you get the option of full rental access during your stay, allowing you and your family and friends use of the indoor and outdoor swimming pools. You will also be able to book yourselves some of the amazing treatments the Spa have to offer. Each property on the Estate has one designated parking space within a few yards of their front door. Tawny's is within the gated community of the Somerford Nines where there are also a number of visitor parking spaces available with further spaces available on the Estate overflow car parks.

Please note that the 'sofa bed' in Bedroom 5 cannot be moved between bedrooms. This option, however, is not suitable for an adult; we would recommend using this as a single bed for child or teenager only

The Somerford Nines pool is CLOSED during the off peak winter months. You are still able to fully access the private sauna, private gym & private changing areas during the close down period. These dates do vary from year to year so please check with us prior to making a booking if the specific use of the outdoor pool is particularly important to you. The heated indoor pool at the Luxury Spa is open all year round and is just a few minutes walk form the Somerford Nines complex. Please note that the private Somerford Nines facility is shared with 8 x other villas, and is available to residents staying within Somerford Nines ONLY and not properties on the wider Lower Mill Estate.

Please note that due to insurance restrictions & potential health & safety compliance issues, we had to remove the BBQ's from each property. Therefore our lodges do not have a BBQ.
