Presented over three floors, Pennyroyal is by far one of our most popular properties. Offering 3 x bedrooms with flexibility for up to 8 x guests, it welcomes back returning guests year upon year for a cheaper rental, yet still maintaining that high value and standard.
Its exciting to see what awaits behind the front door when first entering the property. The lodge, built in traditional Cotswold cream stone, was designed by an award-winning architect, and provides that quintessential Cotswold cottage vibe, but with a modern design twist. On the ground floor you will find 2 of the 3 bedrooms. The double bedroom with king-size bed, Smart TV, double wardrobes, and an adjacent family shower room in the hallway - the bedroom is light and airy due to the wall of glass on one side, with direct access to the large ground floor decking area through the floor to ceiling glazed doors. Also with private direct access to the same terrace is the triple bunkbed room next door. A room that affords flexibility for families, a full-size double bed and single above can also be twinned with a Z-bed - enabling up to 4 x guests. A double wardrobe and en-suite with bathtub complete this room.
The vaulted double height ceiling dominates the first floor, and your eyes are immediately drawn to the huge apex roof 'wall of glass' that offers picturesque west facing views of the maturing Howells Mere Lake. The first floor balcony provides an alfresco dining experience and a place to relax whilst enjoying time spent together with family and/or friends. The design of the balcony directly off the living area through the full sliding double glazed doors, allows the entertainment space to be extended, creating a flowing space that is the centre of the home. The lounge has a corner sofa, large Smart TV, and Eames style designed armchair with footstool, focusing on the beautiful Scandinavian and contemporary wood burner – the best place to be! A dining area within the open plan living space and a well-equipped kitchen finish the first floor.
Originally built as a 2 x bedroom home, Pennyroyal has been extended with the addition of a new mezzanine floor in the roof void, which has created a new open plan sleeping area with stunning elevated views over Howells Mere and beyond. With a king-size bed and a further TV, the room also has a small water closest with toilet and basin. With floor space to accommodate the Z-bed also, this bedroom also provides families with a degree of flexibility.
Pennyroyal is a short 5-minute walk to the Luxury Spa facility and central hub of the Estate, that also includes Ballihoo Club and Ballihoo Market - a small plastic free and zero waste shop, that stocks produce grown from the Estate’s very own allotments. The lodge has one dedicated parking space and further vehicles can park in the visitor 'V' spaces or overflow car parks on the estate. Pennyroyal is also in the very enviable position of being directly opposite the entrance to the wider Nature Reserve. With hundreds of acres to explore, Lower Mill Estate boasts some of the most varied fauna, flora, and wildlife of anywhere in England - with gloriously untouched wildflower meadows, Lakeland, woodland and an abundance of birdlife and animals - including deer, otters, beavers and badgers!

Please note that due to insurance restrictions & potential health & safety compliance issues, we had to remove the BBQ's from each property. Therefore our lodges do not have a BBQ, so please remember to pack your own or alternatively purchase a disposable BBQ for alfresco cooking
WATER REEDS: The actual height of the water reeds will vary dependant on the season & the cycle of the water reed cut back during your stay. This process is governed by strict regulatory restrictions set by the local overseeing environment agency, which the estate is legally bound to comply with. This could very well affect the view of the lake from, the property, which as a result could vary from the video footage & images depicted on this website
