Here at Lakeside Spa Holidays we offer a highly bespoke holiday property rental service, for a very limited & select number of individual holiday property owner’s, who are fortunate enough to own high end holiday properties, located in the Cotswold’s region.

Please forgive us for blowing our own trumpet for a moment, but we are rather proud of what we have accomplished over the last 10 years.

We achieve what is in our opinion, leading industry returns for our owners, with the majority of our properties running at close to 100% occupancy levels year on year.

Typically we achieve between 50 & 60 bookings a year, per property, often reaching close to 100% occupancy levels - this compares with the industry average of around 15 & 20 bookings at the higher end of the spectrum.

This is almost unheard of in the holiday rental market, with the average occupancy level being much closer to 30% - 60% across the industry.

How much can I expect to earn?

This is almost unheard of in the holiday rental market, with the average occupancy level being closer to 60% across the industry.

We able to achieve such high occupancy levels & financial returns for our owners, due to the fact that we strictly limit the number of properties that we market, currently set at a maximum of 20 x  Properties.

How much do you charge?

We apply a commission rate ranging from 15 % - 35% + VAT commission on the total achieved revenue for all bookings for your property.

"Our commission rate will depend on your individual property, the size of the property, the potential income & the number of owner's weeks that you might want to pre-book for your own use."

The very keenest rates are of course reserved for the really special and unique properties, which are usually 6 bedrooms or more and are valued at in excess of £ 1 million pounds, which have the potential to produce annual rental income in excess of £ 100,000.

Our typical commission level is set at a highly competitive rate of between 25% - 35% of your gross rental income.

New holiday property criteria...

"In order to fully maximise the rental returns for each individual owner, we strictly limit the number of holiday properties that we market on our site, to a maximum of 20 x Properties."

We do position ourselves at the premium end of the holiday rental market - this is the market segment that we know really well,  excel in & also have a wealth of experience in.

As such, we do have minimum criteria that any new holiday properties must meet in order for us to be able to market them.

  • Your holiday property is located in the Cotswolds area
  • It has a MINIMUM of 4 bedrooms
  • Your holiday property is a DETACHED property - sorry we are unable to market semi detached, apartments, or terraced properties
  • The current value of your property should be in the region of circa £ 500,000 or there abouts
  • Ideally your property will have some unique distinguishing feature, maybe there is a swimming pool, a spa on site, a really pretty garden, perhaps it has a hot tub, maybe it is located within one of the exclusive gated communities in the Cotswolds water park area, maybe it has fantastic views, or is situated next to a lovely lake.

We are sorry for sounding a bit choosey, but we know what we are good at & what works best for us & our owners.

When do you pay me the rent that is due ?

  • Excellent question! We pay the rent that your property is due, net of our commission at the beginning of the month, after the bookings have taken place.

    For example, if you achieved £ 5,350.00 rent in June, we would pay you on or before the 7th of July.

    All payments are made electronically via bank transfer, directly into your nominated bank account.

How will I know what bookings I have ?

  • We will email you a detailed spreadsheet listing each booking at the end of each month.

    This clearly shows the gross rent for each booking, the booking reference number, along with the total revenue achieved that month for your property and our commission that is due. This report is usually emailed across to you, but can also be posted if required.

What about higher risk bookings?


  • We strictly vet ALL of our bookings and simply do not take bookings that may be considered high risk, we do not accept all adult parties and each month we refuse on average 30-50 or so bookings.

    As experienced owners ourselves, we fully appreciate and understand the importance of matching the right guests to your property.

Are you able to offer a "hand off" service?


  • Absolutely! - You can quite literally leave absolutely everything to us and we will simply send you a cheque and a bookings report at the end of each month.

    We fully appreciate that the rental of your holiday property will likely not be your man source of income and that you may very well have time commitments elsewhere.

    We will deal with absolutely everything, from the initial setting up of the property, the landlords legal responsibilities, liaising with the cleaners, the initial photography, the videos, the welcome packs, the website marketing, installing a key safe if needed, right through to accepting and personally welcoming each one of your guests.

    So you can quite literally sit back and wait for the money to roll in !

Is 16 x Properties, the maximum number on your web site?


  • Another great question! - The simple answer is YES, we really do focus on providing all of our limited number or owners with the very maximum possible levels of financial return

    Please remember that in order to maximise the rental returns for each of our individual owners, we have decided to limit the maximum number of properties to around 15, which obviously means that there are only a very limited number of slots still available.

    Of course, not everybody's property will meet our strict rental criteria, but we do still expect demand for those few last slots to be high, so please don't delay in contacting us and we can prepare your individual property income forecast.

Do I need to pay VAT on the income that I earn?


  • Under the current guidelines you need not register for VAT if the total income for your holiday lets does not exceed £ 77,000 in any 12 month period.

Do we have to have to give you exclusivity on our property ?


  • The simple answer is yes, we have tried jointly marketing properties before and we are afraid it simply does not work for either party.

    There is too much potential for guest confusion and problems with bookings, double bookings, out of date calendars etc

    Anyway, if your holiday property meets with our criteria, then we will fill it for you year round and you really won't need to jointly market the property.

What about the rental paperwork and the contract?


  • We take care of all of the guest paperwork on your behalf, including getting a signed copy of our terms and conditions from every guest on arrival, in our opinion and past experience, this is absolutely vital for ensuring a problem free rental and provides you peace of mind.

    We have a very simple and straight forward contact, which details the main points of our agreement and the key financial points.
